General Terms and Conditions (GTC)
1. Contracting Parties
This contract is concluded between the Customer and C&D Northern Homes AB (represented by Carola Schmidt and Daniel Schmidt, Majringen 44, 94295 Vidsel, Sweden; company registration number: 559508-2875), hereinafter referred to as the Provider, on the basis of these General Terms and Conditions (GTC).
2. Subject Matter of the Contract
The subject matter of the contract is the letting of holiday accommodation in the Provider’s own name. To provide services on site (e.g. maintenance), the Provider may engage third-party service providers or the property owners. Details are set out in the respective property description.
3. Conclusion of the Contract
The contract is concluded through offer and acceptance. The presentation of the properties on the website does not constitute a binding offer. Only the customer’s booking (online via Smoobu/booking portal, by email or telephone) constitutes a binding offer. The contract becomes legally binding as soon as the Provider confirms the booking in writing (booking confirmation) or a deposit has been paid.
4. Terms of Payment & Currency Conversion
- Due Date: The full invoice amount is due no later than 60 days prior to arrival. For bookings made less than 60 days prior to arrival, the amount is due immediately.
- Payment Methods: Advance bank transfer (SEK/EUR) or the payment services offered via the relevant booking portal.
- Currency conversion: If payment is made in a currency other than that stated on the invoice, the ECB reference rate valid on the date of invoicing will be used. To cover exchange rate risks and the associated administrative costs, we charge a surcharge of 3.5% on the converted amount.
- Utility charges and electricity:
- General: Unless otherwise stated in the property description, electricity costs are included in the rental price.
- Hus Hammerstrand: Here, billing is based on individual consumption (4 SEK/kWh incl. VAT), which is deducted from the deposit after departure.
- Villa Hugo: Due to the specific operating model, a mandatory flat-rate electricity charge of 265 SEK per day applies to Villa Hugo. This flat rate is non-discountable and is invoiced together with the rental price.
5. Security deposit
A security deposit of 2,500 SEK must be paid as security against any damage to the furnishings or the building.
- Advance bank transfer: The security deposit for Hus Hammerstrand must be paid in advance.
- Payment on site: If the deposit is paid on site by credit card, a service charge of 3.8% of the deposit amount will be payable to cover the payment service provider’s transaction costs. This fee is non-refundable.
- Refund: The deposit will be refunded within 10 days of the holiday home being properly returned and inspected, to the same account from which the payment was received (less any electricity costs or damage).
6. Arrival and departure
Check-in is available from 4.00 pm; check-out must be completed by 11.00 am at the latest. Keys are handed over contact-free via a key box at the respective rental property.
- Code delivery: You will receive the access code for the key box approximately 48 to 72 hours before arrival, provided that the invoice amount and the deposit have been received in full by us. The code is usually sent by email or via the booking channel selected by the guest.
- Prerequisite: Without full payment, there is no entitlement to receive the access code or to occupy the rental property.
7. Cancellation and rebooking
The following fees apply in the event of cancellation:
- Up to 61 days before arrival: Free of charge.
- 60 to 43 days before arrival: 30% of the rental price (min. 1,500 SEK).
- 42 to 15 days before arrival: 60% of the rental price (min. SEK 1,500).
- 14 to 8 days before arrival: 80% of the rental price (min. SEK 1,500).
- From 7 days before arrival / no-show: 100% of the rental price (min. 1,500 SEK). If the property is successfully re-let, the fee is reduced to a flat-rate administration fee of 1,500 SEK. Changes to bookings are possible up to 7 days before arrival for a fee of 990 SEK (subject to availability).
8. Liability
The provider is liable for the provision of the property. In the event of failure due to force majeure or circumstances beyond the provider’s control, the provider may offer an alternative property or withdraw from the contract (with a full refund of payments made). Any further claims are excluded.
9. Right of withdrawal
A right of withdrawal does not apply in accordance with the Swedish Distance Contracts Act (Chapter 2, Section 11, Paragraph 12p of the Distance Contracts Act), as this concerns accommodation services on a specific date.
10. Data Protection
We process personal data for the purpose of contract fulfilment in accordance with the GDPR and the Swedish Data Protection Act. Please refer to our separate privacy policy on our website for further details.
11. Final Provisions
- Language: The primary language of the contract is German. This English translation is provided for convenience and information purposes only. In the event of any conflict or discrepancy between the German and English versions, the German version shall prevail.
- The legally binding version of these Terms and Conditions is the German version, which can be found AGB.

Law: The law of Sweden shall apply. Mandatory consumer protection rights in the customer’s country of residence remain unaffected.

Place of jurisdiction: The provider’s registered office (Luleå/Älvsbyn, Sweden), insofar as permitted by law.

Severability clause: Should any provision be invalid, the remainder of the contract shall remain valid.
